Proposed Sale of House Received by Bequest
For Vote at the Annual Meeting of the Congregation, January 27, 2019.

The Hollywood Presbyterian Finance Team, and the Session are unanimously recommending to the Congregation that a house received by bequest from the will of Nancy Stanford be sold, with proceeds used to fulfill the desires of her will.

1)    Where is the house?  Lake View Terrace, approximately 20 miles north.
 
2)    When did the church receive the house?  We were notified several months ago that it would happen, but title was just received at the end of December.
 
3)    Is the house in good shape?  No, the house is in extreme disrepair. Little maintenance was done for many years, and the house has been empty for
two years.
 
4)    Could the church keep the house and use it or rent it out?  Technically,
yes. However, with the distance out of the city it is not desirable for staff
or other church uses. If the church were to rent it out, it would require a tremendous amount of work and money to get it into acceptable condition. In addition, the Finance Team and the Session feel that the church does not want to be in the landlord business...nor is it a strength of ours.
 
5)    What is the house worth?  After consulting a realtor, obtaining neighborhood comps and considering what a house needing so much work would go for, $400,000 is the round number we think is in the ballpark.
 
6)    What desires are expressed in the donor’s will for the proceeds? 
"The net proceeds of the house sale to be used for mentoring senior high school girls attending programs sponsored by First Presbyterian Church of Hollywood.  Proceeds in excess of those needed for mentoring to be released and used for other church programs or capital needs."  The Session would be responsible for ascertaining the specifics that would fulfill these desires.
7)    Who are the people who know the most about this bequest?  Elders Jack
Hardgrave and Fred Gruberth have been involved with the bequest details. The Finance Team (Linda Garberson, Chair) and Session unanimously are bringing the issue for congregational vote.
 
8)    Does the Presbytery of the Pacific need to be involved?  Yes. They have
been consulted and the issue is in front of their Administrative Committee. We fully expect that they will approve it (subject to congregational approval) and submit it for the Presbytery’s approval.
